Pre-Showing Preparation
Confirm the property showing appointment with the prospective tenant
Ensure all necessary keys and access codes are available and working
Review the property's features and recent upgrades to highlight during the tour
Property Exterior Check
Inspect the property's curb appeal, including landscaping and exterior cleanliness
Check for any visible damages on the outside of the property that need addressing
Ensure walkways and entry areas are clear of debris and hazards
Interior Inspection
Verify that all lights are functioning and replace any burnt-out bulbs
Check that the property is clean, well-ventilated, and free of unpleasant odors
Ensure all rooms are accessible and staged appropriately, if applicable
Safety Measures
Make sure smoke and carbon monoxide detectors are in place and operational
Check that all locks on doors and windows are secure and functioning
Review the property for any potential safety issues that need to be addressed prior to showing
Document and Information Preparation
Have copies of the rental application and lease agreement available for prospective tenants
Prepare a fact sheet about the property with details on utilities, amenities, and neighborhood
Gather the previous utility bills, maintenance records, and any warranties for appliances or systems
Post-Showing Procedures
Lock all doors and windows and activate the security system if applicable
Leave feedback forms for visitors to fill out to gather impressions of the property
Document any questions or concerns raised by prospective tenants during the showing
